property taxes
There are two property tax bills annually. The 1st bill you receive is referred to as the Interim. The 2nd bill you receive is referred to as the Final.
| INTERIM | FINAL |
| Bills Mailed March 1st | Bills Mailed September 1st |
| Installments due end of March/June | Installments due end of September/November |
| Based on 50% of previous annual taxes | Based on Assessed Value x Tax Rate - Interim Amount |
How your tax bill is calculated:
Property taxes have three tax rate components; Municipal, County, Education.
- Council establishes the Municipal rate via the municipal budget. This is based on the municipalities annual budget and makes up approximately 65.49% of your annual taxes. This is used to pay for municipal services including but not limited to road maintenance, parks & recreation, library, fire, planning, etc.
- Hastings County budget determines their rate approx. 24.06% of annual taxes go to the County of Hastings to pay for county services such as social services, emergency services, long term care, etc.
- Provincial budget determines their rate approx. 10.45% goes to the Province of Ontario, specifically for education.
There are a series of tax rates for various types of property uses (residential, commercial, etc.)
To calculate your taxes:
Property Assessment Value x's Total Tax Rate = Total Annual Taxes
For example, if your private home was assessed at $240,000, your tax bill would be:
$240,000 x 1.464634% (2025 total tax rate) = $3,515.13 Annual 2025 Taxes
